The service in depth
When the pipeline must cross third-party land, AyA requires an easement registered in its favor before receiving the work. It is no minor formality: it is the legal guarantee that the institution can operate and maintain that pipe in perpetuity, without depending on the landowner's goodwill.
The process mixes disciplines that usually live apart: precision surveying for the easement plan, property law to verify titles and liens, cadastre to avoid overlaps, negotiation with owners, and AyA's technical review with its correction rounds. Many pipeline projects stall exactly here — the works finished and the water unable to flow.
RAM manages the easement as an integral part of the hydraulic project: we define the pipe route with the affected parcels in mind from the start, survey with GNSS, coordinate surveyors and notaries, and carry the file before AyA through approval and registration. Our record includes both clean easements and tangled cases — topographic corrections, estates in probate, cadastral overlaps.
The problem
If your water line crosses neighboring properties, AyA requires a registered easement in its favor before receiving the work. It mixes surveying, the national registry, notary work and negotiation with landowners — and it is where many projects get stuck.
How we do it
- Route and title study
- Survey and easement plan
- AyA approval and notarial constitution
- Registration and delivery
Proven experience
Easements constituted in favor of AyA for ASOPROQUEPOS, Big Door Prize, Quintas Natura, Palmas Pacífica and Dimas, plus the complex El Salto case resolved after topographic corrections.
Projects behind this service
ASOPROQUEPOS
Easement constituted as part of the producers' association's 1,827 m pipeline: the textbook case where no easement means no reception of the works.
View project →Big Door Prize
Easement in favor of AyA within the most complex project in our portfolio, coordinated with a national road cut and three construction phases.
View project →El Salto
The most tangled easement file we have unblocked: a topographic correction resolved before AyA within a project of reversed denials and a constitutional injunction.
View project →Palmas Pacífica, Quintas Natura & Dimas
Right-of-way and pipeline easements managed across three provinces, including Quintas Natura (APC 625912) and the Dimas case in Hojancha, Guanacaste.

Frequently asked questions
The neighbor wants payment for the easement. Is that normal?
It can be onerous or free — it is a negotiation. We provide the technical file and support to formalize the agreement.
The neighbor won't sign the easement. Is the project dead?
Not necessarily. We explore alternative routings, negotiation with technical-legal support and, in qualified public-interest cases, other legal figures. Route analysis from day one avoids most of these conflicts.
How much time does the easement add to the pipeline schedule?
Managed in parallel with design, it shouldn't delay the works — which is why we integrate it from day one instead of treating it as an afterthought. Leaving it for the end does cost months.
The easement is the legal link between your pipe and running water. We treat it as engineering — impeccable surveying, cadastre, and case files — because one rejected plan stops the entire project.
